Once you have found the house of your dreams in Spain, we will inform you about the entire purchase process including the payment procedure. What are the next steps?

Booking the property

To guarantee your purchase, the booking fee must be paid as soon as possible. These costs are usually €6,000 - €10,000 or a percentage, often increased by 10% VAT. You transfer the payment to your lawyer. Please note: reservation contract will be received after payment from the builder. These reservation costs will be settled later with final (installment) payment.

To the lawyer

As soon as the deposit has been paid, we will schedule a joint appointment with a lawyer. The lawyer will apply for a tax number for non-residents in Spain (NIE number). In addition, we arrange the power of attorney, so that you do not have to return to Spain several times to put signatures on the necessary documents. You will receive the reservation contract through your lawyer. Of course we check these documents.

The Purchase Contract

You will receive the purchase contract a few weeks later, depending on when the building permit is finally issued. The lawyer will check the agreement and the building permit.

Mortgage

If you need a mortgage, in many cases you can get it from a Spanish bank. Depending on your income, age and indebtedness, etc., you can borrow up to 50 - 70% of the purchase cost (excluding taxes and ancillary fees). We will also help you collect the necessary documents. Please note, a full mortgage application is only possible when the house is almost finished. You can get an indication in advance. Go before or after you want a financing and how much you want to finance.

The notary

The completion of the purchase and any mortgage are done through the notary. Both deeds are signed at the same time. After that, you will receive the keys to your dream home.

Rental

You decide in which period you want to offer your property for rent. There is no restriction on personal use. We take care of the rental license, photo report and description. You will have access to your portal and owner app. We take care of the reservations, collect the rental income, register with the Guardia Civil and meet & greet at the start of the rental period. As soon as we have received the rental income and the final inspection in your property has taken place, the net amount will be transferred to you.
